Hey There !

There’s a common phrase in the title world – you’re either born into title, or you’re tricked into it. The thing about the title industry is that most people who get into it never leave. Why? Because it’s an industry unlike any other – there are almost endless opportunities for career advancement with little-to-no barriers to entry. But like all other industries, it’s a business, and in order to succeed, that business needs to be profitable.

That’s where Liz comes in. Right out of law school, she started her first business – Birmingham Title Agency. The title agency started in half of an office suite with her family’s law firm in downtown Birmingham, Michigan. At first it was just Liz and her title examiner, but within months she was adding employees and running out of office space. Three years later, that little start up title agency had outgrown its half of a suite, and moved to its own unique office building in Southfield.

That same year, Liz purchased American Title Agency of Lenawee from its retiring owner. Overnight, she added not only a second title agency to her managing plate, but ten new employees, each with more years of title experience than Liz had in age. It took her four months of full-time effort and time to transition this second title agency to operating at maximum efficiency.

At this point in her career, it was apparent that there was a lot about business that law school did not prepare her for. Liz found a weekend in-person Executive Masters of Business Administration program at her alma mater, and eagerly began filling in the gaps on all things business that experience had not taught her yet.

Months after graduating with her EMBA, while working full-time and experiencing a global pandemic, Liz was presented with an opportunity to purchase another company – this time far outside of the title insurance world. Gandol Inc. is a commercial door and general contracting company and presented a unique acquisition that immediately put Liz’s EMBA degree to work, challenging her with new objectives such as inventory tracking and managing a fleet of commercial vehicles.

A few years and three profitable businesses later, one thing remains true – business is business. It doesn’t matter whether you’re selling title insurance or managing the construction of dorms at a local university, all businesses operate with the same general principles. Here is my roadmap to success.

1. Title Agency Setup

From licensing to software, from HR to audits, LC Consulting has you covered. Whether this is your first-ever title agency or just the latest of your acquisitions, there is a lot that goes into getting your new agency operational and compliant. It can often be a drain of resources taking your existing staff and reassigning them to transition a new acquisition or venture. My goal is to ensure that your resources are better directed to the day-to-day operations while I focus on the behind-the-scenes set up.

2. Escrow Review

Are you getting the most out of your banking relationships? Are your escrow audits showing some cause for concern? LC Consulting is an expert at title escrows and can provide an in-depth overview of the current status of your escrow accounts and how to get, and stay, in compliance quickly and efficiently. Most states don’t provide much-needed guidance when it comes to managing escrow accounts, and underwriters have parameters for advising their agents. LC Consulting can provide you comprehensive escrow management training, based on state statutes, UCC guidelines for your banking institution, and national industry best practices.

3. Mergers & Acquisitions

Are you looking to sell or acquire a title agency? LC Consulting will leverage industry connections to find like-minded professionals who would mutually benefit from the transaction, while negotiating financing, seller buy-out and managing the seller’s transition plan to maximize client retention. If you already have your new acquisition but don’t have the time or resources, LC Consulting will manage the entire transition period, including: in-depth study of parent company’s policies and procedures, vendor review and preparation for expansion in-depth study of the new acquisition’s current policies and procedures, development of transition plan with timeline and measurable goals, and review current staffing of agency being acquired, how to mesh best with parent company’s staff and needs.

4. Ongoing Support, Services, and Resources

You don’t need one massive project to work with LC Consulting. Sometimes the best resource you can pay for is your own time. If you need multiple vendors vetted out for a specific need, or your real estate document packages reviewed or reworked, or maybe a deep-dive into your underwriter relationships, or even just to keep updated with all the changes in the title industry, LC Consulting has you covered. You can keep LC Consulting on retainer for ongoing resources or training, or just pay a flat fee per project. The goal is to get the education and resources that your agency needs with an industry partner that is unbiased and only looks out for your interests.
